A Pirate Treasure Map

Hitching Posts: Sentinels of the Past

Iwas only researching the history of a house on East Haley Street for my Great House Detective column in July 2021. But something unexpected happened, and I ended up wandering all over Santa Barbara. The house on Haley has an old sandstone hitching post on the front parkway. The homeowners are especially proud of their post. I wondered how many hitching posts we still had and where they were.

While writing my Way Back When series of history books, I had noticed that hitching posts were disappearing. “Hitching posts along State Street must go,” announced a local paper in 1914.

“This morning, the street department started a crew … digging the posts out of their concrete foundations. … Posts which have been doing duty for numerous years have disappeared.”

By 1916, it seemed that there were hardly any places to hitch a horse downtown. A rancher appeared before the City Council to ask for more parking for horses. “I drove in town yesterday … for half an hour, we looked the place over for a hitching post. We looked up one street and down another … Is that fair for the horse or the farmer?

… I believe that at least one street should be named where the horse will be respected.” But by 1920, a local paper proclaimed, “The day of the hitching post has passed.”

The Hitching Post Hunt Begins

My search led me to Mary Louise Days, co-author of Santa Barbara: A Guide to El Pueblo Viejo. She told me about a hitching post survey that she had originated and supervised for the city’s Planning Division in 1975. The surveyor was Gregory Borba, who traveled around our

streets and documented all the hitching posts he could find.

“Why hitching posts?” I asked Ms. Days. “I had always admired the sandstone hitching posts as historic features,” she told me. “The posts are very emblematic of Santa Barbara.”

Historian John Woodward gave me the documentation for the 1975 survey. So, I decided to find the hitching posts that remained. I am not the only person interested in hitching posts. When I posted on Facebook about my hitching post hunt, nearly 100 people responded. A big “thank you” to all you folks!

It’s not known how many hitching posts there had been in Santa Barbara when the horse was king. But by the 1940s, people began to feel nostalgic for the good old days. In 1942, someone counted as many as 265 hitching posts here. The next survey not until 1975 counted only about 160. I visited all the locations listed on that survey and found about 131 of them. However, I did find 16 that were not listed on the 1975 survey, so we still have about 147 remaining. Why don’t the figures add up exactly? Don’t blame my math skills. Some posts have been moved around, and some may be new.

One of the people who responded to my Facebook plea for help was Noah Gaines, who had surveyed the lichens on our hitching posts. He told me, “I was on paternity leave with my daughter and COVID had just hit. I wanted to get out of the house and go for adventures but couldn’t really go far. So instead, I made a pirate treasure map of all the hitching posts in my neighborhood while I pushed my daughter in her stroller.” You can find his survey at inaturalist.org, under the heading, “Lichen-Covered Hitching Posts of Santa Barbara.” His favorite? Yellow cobblestone lichen. So, keep an eye out for lichens the next time you walk past a hitching post.

I’m not listing the location of the existing posts because of concern about vandalism or theft. I have donated copies of my survey to the Santa Barbara Historical Museum and the City of Santa Barbara, where they should be available for public viewing.

FAMILY MEMBERS SAY WAIT TO BUY?

Iheard some discussion this week from an agent on our team working with a buyer. I wanted to pass this along as I thought it was a great case of where we are now. He mentioned that the parents of the buyers were saying to wait to buy. Which as a parent or family member, being protective of their kids or extended family from an outsider could make sense. But let's dive deeper into this advice.

One focus of this advice was that rates were high. Considering that when they purchased, the rates were double digits is an interesting perspective in which they responded, "But the prices for homes were so much lower than." Ok, yes, but let's think about this. At that time, how much lower, 8-10-12x lower? If they had not purchased during that time with double-digit interest rates, would they not have gained 8-10-12x equity in their home? This, in turn creating generational wealth that they are now using to help their kids purchase today and the rate they have refinanced over time.

I would say there is not a buyer that I work with that, when getting into a transaction, feels a little

stretched or concerned about purchasing a property. This could be due to various reasons but always reflects whatever is happening in the market. My favorite is that most of those buyers talking to them 2, 3, and 4 years after are so happy they moved forward with the transaction and are loving their home, doing renovations, enjoying their equity and other homeowner benefits, and so happy "they don't have to buy now."

With a "frothy" market right now, I wanted to update everyone looking to buy and sell. Over the past 2-3 months, seasonality over the holidays, higher rates, low inventory, and a market seeming to slow down, not many properties had multiple offers; if they did, there were 2 to 3. There were and still are talks of recession which is understandable but also remember, recessions are usually months long and short-term pain or unknown. The market is shifting so much lately. Over the past week, there were three properties with a combined 49 offers. 22 on 1, 18 on the other, and 9. The interesting thing will be what is the delta of these multiple offers from the listing price to the final purchase price. Over the 2 years of

the hot market, these multiple offers pushed properties up to $500- $1 Million over the asking price. I am not sure where these three will land as they are still pending, but I feel it will not be as high of a delta with buyers being a little more cautious when going above asking as they were in the past hot market.

Properties that are showing and performing are well-priced first and foremost. Agents that have homes selling are working hard with their sellers to price the homes according to this market and stay up to date on current trends and local statistics. Our local SBAOR and brokerages work hard to supply the agents with up-to-date statistics. Networking with other agents and teams reveals a clear picture of what is happening up to the day, as this information is crucial in guiding clients. Most of these homes moving quickly are well done as most buyers don't have the cash to put into a large remodel after purchasing. If they need updating, the agents consider this with pricing accordingly. Local Real Estate agents are doing a great job counseling clients to prepare for the market and create successful outcomes not dependent on the condition of the home. Seeing multiple offers again on many properties is showing the strength of our market and the number of buyers still out there looking to purchase.

GOING GREEN

One building company, Mighty Buildings, has produced the first 3D-printed net-zero home using printed components. The one sustainable drawback of its process, as well as that of all other 3D efforts, is that they use concrete for their walls. The production of cement, the binder in concrete, accounts for around 8 percent of all greenhouse-gas emissions worldwide. In addition to high embodied carbon, concrete has poor insulative properties. Fortunately, new concrete mixes are being fed into the 3D-printing nozzles that are showing promise of reducing emissions by half or more.

Homes of the Future?

One of my recent articles focused on the big potential of 3D-printed houses. However, the printing process used up until now has only created walls. Carpenters are still needed to install doors and windows, and build the roof. On the plus side, just printing wall panels produces walls of greater tensile and flexural strength and in half the time of traditional practices.

Modular building, panelized construction, and building with structural insulated panels (SIPs) have received attention as new technologies with potential to speed up production and reduce waste. The latest campaign in green building is to utilize materials that have low embodied carbon while avoiding materials such as spray and rigid foam, steel, and concrete all currently being used in 3D-printed houses. However, 3D printing may be on the cusp of conquering this challenge: The University of Maine has produced a prototype printed house made entirely of bio-based, low-carbon materials. The materials exuded by its printer are composites of wood fibers and bio-resins. About 60 percent of the material is wood flour by weight and the rest is resin. According to the team, this

building is fully recyclable. Another breakthrough with the BioHome3D is that all components floors, walls, and roof are printed and with high R-values (insulation values). Culminating decades of research by the university team, the printed material resists decay and rot because of the resin that prevents water intrusion. When it is time to recycle, the building can be ground up and sent through a printer to produce another house. Wall and roof sections are printed with an inner and outer layer connected by a truss-like reinforcement. The cavity between the two layers is filled with cellulose insulation. This design allows for increasing the wall thickness and improving the insulative performance as needed. Construction is a traditional industry, slow to change. It is, however, moving toward net-zero performance buildings. Maybe it will also start making houses that are carbon storage units.
