Staying Together While Things Fall Apart

During our 18 years of marriage, my husband, Steve, and I have been through two major home construc tion undertakings. Having almost final ized the most recent project we are near ing the end of it … we hope we know first-hand that living in the midst of con struction can lead to lots of frayed nerves. Here is our list of seven things that we have found to be helpful to stay in our bliss while things feel like they’re falling apart:

Decide up front what is most important to you both. Do this well before you’re into the process of planning. The vision needs to be not only what you are going to do, but why you are going to do it.  Your “why” will help when you come up with the dreaded “change order” something new that needs to happen now and really can’t wait until the next project. This is something big that wasn’t part of the original vision of what you are doing. The “why” will help you get through the dust and random people that seem to be at your house constantly. Get back to why you are doing what you are doing so that you can get through the inconveniences of not having a kitchen for a month.

Get a budget in place, pronto!  I know, I know … you don’t reeeaalllly need it right now because everything is feeling fun and exciting but believe me, most construc tion projects go over budget very quickly.  So being realistic with your funds from the get-go will be useful when you have to make a decision between the $150 fau cet handles and the $750 faucet handles. Having a budget as a True North point for both of you to agree on keeps you more on track. After you have figured out your budget, increase it by a third. Remember those change orders? It’s nice to have a little extra that you can dip into to make sure they get done.

Who is the communication point person? If there is one thing that will screw up projects every time, it’s too many cooks in the kitchen. Communication needs to be crystal clear because there are so many parties involved. On our first proj ect where we took the roof off and added a second story I made a com ment one day to the contractor: “Wouldn’t it be great if we had windows up there?” as I was pointing to some random point above where the stairwell was going to be.

A few weeks later when Steve asked, “Why

haven’t we done anything on the stairwell yet?” the response was, “We are waiting for Sara to decide on the windows.” Also, it’s great if there is one “go-to” person for all calls, texts, and emails. This way, it never has to be a discussion on who got the mes sage. Clear is kind, and communication can feel very unkind quickly when key people are left out of the loop.

Bring in the experts.  Steve is a handy guy and I have a good sense of style. That doesn’t mean we didn’t hire a contractor and a designer.  They can be great media tors to help with how it gets done and what it will look like. Santa Barbara is filled with experts in every single category you could think of, so Google, research, talk to oth ers, and find the right, trusted folks.

Get over it or die mad. This is a big one because there is serious compromise that will need to happen. When Steve and I have been locked into a conflict, we are always able to move forward when one of us reminds the other that we need to “get over it or die mad”!  This was the best wedding advice we received from our friend Skidge. Another of Steve’s favorite sayings is “Happy Spouse, Happy House.”

Go back to the why you are doing this and think about what you want and what your spouse wants.

Try to project 10 years from now about how you will feel about what you are dis agreeing about. There is a good chance that you will just start to laugh when you realize that it just might not matter.

Have regular meetings with each other AND with the crew. We build weekly meet ings into our contract. If we don’t have anything to talk about (trust me, you will), we cancel.  We cover what got done that week, what will get done the next week, and what issues have come up.  Don’t for get to do a budge update with your spouse. What have you spent? What do you still need to spend? What change order came up and how will that impact the entire project.

Now, go back to your WHY you are doing this. Take a breath and envision what your space will be like when you are done, and you are enjoying your new space. Now get to work because Vision without Action is merely a dream. Action without Vision just passes the time. Vision with Action will create something great.

LOCAL HOUSING CONFERENCE DISCUSSES HOUSING SUPPLY CRISIS

Last month I attended the Coastal Housing Coalition Santa Barbara Housing Conference which provides community education through discussions and ongoing problem solving to help correct our housing supply crisis. This year’s conference covered a myriad of topics including a look at government created redlining, hous ing and parking requirements, state housing laws, local housing production, and a view of our regional housing supply crisis.

All the panels had nuggets of information that I walked away with. Keynote Speaker Dr. Jessica Trounstine, Pro fessor and Department Chair of Political Science at Uni versity of California at Merced said that measures such as rent control do not work unless tied with a large increase in the housing supply. She also noted that increased density should not happen in one area of a city because it creates segregation. Instead, density should be spread out across the entire city which is more equitable. Accessory Dwell ing Units (ADU) are the closest program achieving this.

The parking panel made me think about the realities of the push towards reduced-to no-parking residential developments and what it means with our current infra structure. As an avid urban hiker, I love walking around our communities, and I see the parking problems because people use their cars, especially for short trips. This panel opened my eyes that technologies are changing rapidly to address the “last mile”; getting someone from mass transportation to their final destination. I’m excited to

hear about the evolving bike share pro grams, creating better walkable/bikeable streets, and increasing the reliability of pub lic transportation.

As President of the Santa Barbara Asso ciation of REALTORS® (SBAOR) I attend both State and National conferences learn ing about housing laws and regulations. I enjoyed hearing from the panelists at this conference about the State housing laws because the discussion revolved around how the state laws are impacting our region. Some of the most impactful legislation that has created meaningful housing are the ADU laws.

Housing production is our biggest hurdle in addressing the housing supply crisis. We need to think outside the box when it comes to creating all types of housing in our region. Another panel spoke about ways to increase the housing supply from creating certainty during the permit ting process to creative financing of affordable projects. I was glad to hear that others besides SBAOR understand the importance of private/public partnerships and that our systems need to be realigned to seriously address our housing supply shortage.

Last, but not least, I was honored to be part of the panel discussing the SBAOR commissioned study: Housing Affordability in the South Coast: Impacts of Past Policies

and Potential Pathways for the Future. This study provides an in-depth analysis of the economic, demographic and housing mar ket conditions in the South Santa Barbara County region. It highlights the growing affordability crisis and the many factors limiting housing development. In addi tion to the data, this report provides poten tial policy pathways to help foster greater housing production, increase affordability, and protect the future economic vitality of the region. The South Coast faces high barriers to housing, from immutable (such as geographic constraints) to cultural and political factors, including major barriers by the local regulatory regimes, and zoning and approval processes. Combating these barriers will be difficult, but through a series of modest policy changes, in aggregate, could translate to significant strides in terms of incentiv izing new housing development.

This conference reiterated the multifaceted compo nents of our housing supply crisis. We need to be aware of where and how we increase our density to ensure diverse communities, think outside the box when creating hous ing, and look at our housing supply crisis regionally. While we will never completely solve our housing supply crisis, by working together and saying “yes” to housing, we can take the “crisis” out of this daunting problem.

Are Home Inspections Necessary?

A: I empathize with wanting to save money. When you purchase a home, it feels as if everyone has their hand out for money. However, how will you feel if after you purchase the home you discover the electrician, plumber, or builder did substandard work? Will the money seem well spent then? Have you heard the saying “penny wise and pound foolish”?

In California, a buyer generally has 17 days in which to conduct all the physical inspections they choose. A gen eral all-encompassing inspection will cover the structure, the exterior, electrical, plumbing, roofing, and insulation. These systems may not be obvious or even noticed by the buyer. The physical approval of the house is a contingency of your sale. If you aren’t happy with the home’s condi tion, you’re entitled to cancel the contract and receive your deposit back.

Inspections are generally divided into three parts: (1) items that are serviceable now but need to be monitored, (2) maintenance and what should be replaced, fixed, or serviced, and (3) health and safety issues.

Here are some home inspection matters to consider. The first is, don’t assume a newly constructed or recently upgraded home is in perfect shape. Even though the work

was done with permits and complies with all the codes and ordinances, it doesn’t mean a home inspector won’t find a problem. Builders, work ers, and contractors are human, and mistakes are made.

Another consideration is in choosing your home inspector. You are hiring a professional who will conduct a thorough inspection on one of the biggest investments you may ever make. Get referrals and talk with at least two inspectors. Go online to check references, credentials, and customer comments about your potential hire. You don’t want anyone overly picky; every home will have some issues. You also don’t want anyone too forgiving of faults either. Don’t hire the least expensive. You may just get what you pay for.

Finally, you and your real estate agent should be there for the entire inspection. Yes, it will take two or three hours, but it will be time well spent. Home inspectors encourage clients to be there. The inspector will systematically perform the inspection, and you will also spend quality time in your potential new home. When he discovers an issue, he’ll call you over and explain the situation. You’ll receive a written report with great photos, but his verbal explanations will defuse misunderstandings and put per spective on his findings.

Yes, home inspections cost money, but how much will waiving the inspection cost you? Spend the money now and rest easier in your new home.
