A Santa Barbara Craftsman Rises from the Ashes

Fund for S.B. Celebrates at Bread & Roses

On October 23, supporters of The Fund for Santa Barbara gathered at Elings Park for the annual Bread & Roses celebration and fundraiser. As always, a happy spirit permeated the event, which celebrated and raised $115,000 for the Fund’s work advancing progres sive change.

The 575 guests included many leaders of non profit organizations, from large, established ones to budding, small, grassroots ones. A large number of elected officials were also present. During the reception, guests enjoyed food and beverage offer ings from multiple purveyors and music by DJ Suz. Guests were then seated at tables for the mid-after noon program, where they were welcomed by coemcees Wendy Sims-Moten and Chelsea Lancaster.

In presenting the Firebrand Award, Lancaster noted the importance of supporting and invest ing in emerging leaders. San Marcos High School junior Kavya Suresh received the award for her work with Ethnic Studies NOW!, Youth Making Change, Cops Off Campus, S.B. Youth Council, and more.

Sims-Moten presented the Founder’s Award to Lawanda Lyons-Pruitt, president of Santa Maria–Lompoc NAACP, Death Penalty Focus boardmem ber, SBCAN boardmember, and former longtime Fund for S.B. Grantmaking Committee member. Lyons-Pruitt was also a Chief Investigator for S.B. County’s Public Defender’s Office.

Executive Director Marcos Vargas shared some of the Fund’s accomplishments from the past year. These included workshops on racial justice move ments and more than a dozen other trainings, gath erings, and direct consulting to build the capacity of nonprofit community groups.

The Fund partnered with UCSB and labor unions to try to establish the region’s first Commu nity Labor Center at UCSB, which is now awaiting approval of state funding, as well as with the Board of Supervisors and others to fund anti-racist efforts, primarily led by Black community leaders.

Vargas related how the Central Coast Regional Equity Study, which the Fund, UCSB, and USC launched last December, has evolved into an ongo ing regional initiative, with participation from mul tiple sectors in the Tri-County region. The initiative uses the power of data in efforts to create a more equitable region.

Vargas conveyed how the recent revelation of racist sentiments expressed by Latinx members of the L.A. City Council is requiring everyone to reexamine how pervasive anti-Blackness, Indig enous racism, and other forms of bigotry are in the Latinx community, as well as throughout our society. According to Vargas, “more than ever, we need to all do the hard work of anti-racism, includ ing calling out racist and bigoted language when used either in private or public, speaking out against policies that work to perpetuate racial injustice, and actively supporting anti-racist efforts and equitycentered public policies, including ethnic studies in our schools.”

In concluding, Vargas declared that we must see “ourselves as part of a larger progressive movement for racial justice, as well as for women’s reproduc tive rights, for climate justice, for economic justice for all, for peace, and for an end to all forms of hate and bigotry.”

Geoff Green then led a live auction and paddle raise, followed by a performance by the popular Latin jazz band Mezcal Martini.

In addition to the valuable non-monetary sup port the Fund provides to nonprofits each year, the Fund makes grants to a large number of nonprofits. Grant-making decisions are made by a committee comprising community activists who each bring his or her own perspective. This year, $593,000 in grant funds were spread over 37 organizations.

In a separate teen-led program, Youth Making Change, a North County and South County board of teens makes grant decisions on youth-led proj ects. This year, $27,000 in grant funding was spread over 10 organizations.

Great House History Discoveries

Inever know what I’ll find when I research the his tory of an older home. I researched more than 80 when I lived in the Chicago area, and more than 30 so far here in Santa Barbara. I’m looking for more local homes to write about see details below! and I could use your help. However, since I don’t have a house to write about this month, I thought I’d share some of my favorite discoveries in my work to date.

TREASURES IN THE WALLS

There are two kinds of vin tage homeowners: those who have old photos of their home, and those who want old photos of their home. The owners of some of the homes that I wrote about already had old photos of their home and treasured them.

The circa 1900 home at 324 North Soledad Street is one example. A few months after the current owners moved into the home, a woman knocked on the door and explained that her grandfather had built the home. Along with some information about the home’s past, she had a 1920s photo of the family posed on the porch. If you have an old photo of a home in your family files, I encourage you to share a copy of that photo with the current homeowners.

In rare cases, I have found a vintage photo of a house in an architecture book. This happened with the 1913 home at 1920 Laguna Street. I was impressed to find a photo of this house in A Field Guide to American Houses by Virginia Savage McAlester. When researching the 1905 home at 223 East Vic toria Street, I found a photo of an almost identical home in the same book. This tells me that the house

Keep an eye out for items behind the walls or under the floors when remodeling. Several homeowners showed me interesting items found in their homes. The homeowner of the 1923 home at 2127 Red Rose Way told me that when he removed some drywall, he discovered the walls were lined with pages of newspa pers dated 1923.

Old bottles are another cool find. In the circa 1898 farmhouse at 1721 Gillespie Street, the owners found a bottle of Dr. True’s Elixir under the floorboards. A 1924 ad for this medication claimed it was good for intestinal parasites, indigestion, nausea, headache, colds, and diseases of the stomach and liver.

The homeowners at 329 West Ortega Street showed me some bottles that had been dug up when a tree was planted in a corner of the backyard. I knew from an old map that the hole was dug in the location of an old outhouse a great place to find old bottles. One bottle collector that I interviewed years ago said that you had to dig carefully to avoid breaking the bottles, and remember not to lick your fingers!

‘FLYING A’ FAMILIES

Hundreds of people worked for our local silent-movie studio in the years 1912 to 1921, so it’s not surprising to find houses that were homes to these folks. The 1926 abode at 2319 Wellington Avenue was home to a husband and wife who had both worked at the studio. The large 1906 home at 1935 Santa Barbara Street was owned by a wealthy man who wrote screenplays for the “Flying A.”

I’m looking for homes built 1920 or earlier, located in Santa Barbara, south of Constance Avenue. Why these limitations? My main sources of information are old city directories and local papers. The directories only covered the homes within the city limits at that time. Local papers are online only up to 1922.

Q: Marsha, I am putting my home on the market, and I want to sell quickly. I noticed some houses sell in nothing flat while others languish on the market. What can I do to sell in short order, yet receive a good value for my home?

A: I thought about your question. It is apparent we are in a cooling-off phase of real estate. Sellers today must put effort into selling their home. While no sale will ever go smoothly 100 percent, there are specific actions to take and to avoid. Here are five actions sellers can make for a successful and positive selling experience:

1) Choose the right agent and avoid the wrong one. The right agent is well-qualified and able to prove it. They are with a reputable company, know your area, and have expe rience. The wrong agent is someone from outside the area, who doesn’t know how to price your home and has no valid references. The wrong agent would be your best friend from high school, your aunt, or even yourself. You’ll sell quicker, for more money, and with much less inconve nience when you hire the right agent.

2) Next, set the right price on your home. Your agent has done the research and presented you with comparable sales in your neighborhood. This includes houses cur rently on the market and homes sold within the last four to six months. She is familiar with market values because she is local and sees 30 to 40 homes a week. When your agent recommends selling for $900,000, don’t overrule her advice and say, “Let’s just try $950,000 and see what

happens.” What happens is that you’ll miss being a hot item in the crucial first weeks, when you have the most activity and interest. You’ll lose the large pool of qualified and willing purchasers in your true price range.

3) Be sure your house is ready for the buying public. This means allowing your agent to guide you through the house prepping process. The pre sentation of your house is a central element to marketing and selling your real estate. You need to declutter, clean, repair, paint, stage, and have the property professionally photographed. Don’t neglect the outside; it’s the buyer’s first visual impression, so don’t let it be the last.

4) The easier a home is to show, the better. Buyers have all sorts of restrictions on their time, whether they’re coming from out of town, paying a childcare provider, or want their relatives to view your home. As inconvenient as it may be to you, work with the buyers’ schedule. If the home is priced well and looks great, you’ll soon have the home sold and your life back in no time.

5) Finally, disclose all you know about the house. What do you need to disclose? Everything. Don’t hold anything back. It’ll come back to bite you later.

The home’s crowning glory is the cheerful sun burst motif that accents the front gable. stands for Heating, Ventilation, and Air Conditioning. It’s a good idea to hire an HVAC company to inspect and do maintenance on your system every fall and spring. They’ll do things like inspect and clean the wiring and mechanisms of the air conditioner and furnace, which are a bit more chal lenging for the average homeowner.

But you can prolong the life and increase the efficiency of your system if you follow these simple HVAC suggestions.

Here’s an easy, doable preventive main tenance checklist to keep your heating and cooling system in top shape. Some things you should do immediately; other tasks only need to be done seasonally or once a year.

9 Steps That’ll Prolong Your HVAC’s Life

1. Buy a better filter if you haven’t already. The new high-efficiency pleated filters have an electrostatic charge that works like a magnet to grab the tiniest

particles — even those that carry bacteria.

2. Replace the filter at least every 90 days. But check it monthly. If it looks dark and clogged, go ahead and change it. If you have pets, you’ll prob ably need to change it monthly.

3. Make sure there’s at least two feet of clearance around outdoor air-conditioning units and heat pumps.

4. Remove debris, such as leaves, pollen, and twigs weekly during spring, summer, and fall from top and sides of outdoor airconditioning units and heat pumps. Don’t allow the lawn mower to discharge grass clippings onto the unit.

5. Monthly, inspect insulation on refrig erant lines leading into the house. Replace lines if missing or damaged.

6. Make sure unit is level. Annually, ensure that outdoor air-conditioning

units and heat pumps are on firm and level ground or pads.

7. Stave off clogs. Annually, pour a cup of bleach mixed with water down the air-con ditioner condensate drain to prevent buildup of mold and algae, which can cause a clog.

8. Never close more than 20% of a home’s registers to avoid placing unnecessary strain on the HVAC system.

9. Replace the battery in your home’s carbon monoxide detector annually.
